Joe has been working exclusively in the commercial real estate field for over 26 years. He has extensive commercial real estate experience having completed over 350 transactions in his career. His primary area of focus is in industrial and office leasing and sales. He has combined his legal background and knowledge of contracts with his negotiation skills to assist a diverse group of clients in achieving their commercial real estate goals.

After graduating from Wayne Law School in 1989, Joe began his commercial real estate career with Schostak Brothers & Company specializing in office leasing and sales. He then worked for Noble Realty and Grubb & Ellis before forming his own firm, Pellerito Properties, Inc., in 1994. While managing PPI for ten years, Joe became versed in all areas of commercial real estate. He furthered his experience while at the national brokerage firm of Lee & Associate for an additional ten years. The experience gained at the these firms has given Joe expertise to assist his clients from the early planning stages, through the marketing of properties, to the negotiating and closing of transactions in a knowledgeable and professional manner.

Howard joined Friedman Integrated Real Estate Solutions to form an investment property division of the company, and has won countless awards for his professionalism, including CoStar's Power Broker Award for 2004.

Marvin is a Principal of Signature Associates that focuses on the Retail Division, specializing in tenant and landlord representation, freestanding properties, retail centers, land, national and local retailers, developers, and investors throughout the state of Michigan. He brings over 30 years of experience working in the retail industry to his position.

Marvin is energetic, passionate, knowledgeable, and professional, always striving to find the best deal for his clients. He is skilled in customer service, sales, business development, marketing strategy, sales management, and he epitomizes honesty, integrity, and hard work in every facet of his life. Marvin's clients' needs and concerns are his number one priority, and he always works for their best interest.

Richard specializes in retail real estate sales and leasing, with a focus on the Southfield, Oak Park, Royal Oak, and Berkley markets—specifically the corridor between Lahser and I-75, from 8 Mile to 13 Mile Road. He works alongside some of the industry's top professionals, gaining valuable hands-on experience and insight. Richard first joined Signature Associates in 2024 as a summer intern with the retail team, where he deepened his understanding of commercial real estate and solidified his passion for the field.
